Los millenials nos hemos convertido en el hazmereír de las demás generaciones. Somos el objetivo fácil de todas las bromas-algunas muy divertidas, otras totalmente injustas y repetitivas- por el estilo generalizado de vida que hemos adoptado. Más allá de los memes, los piques generacionales o las frivolizaciones, uno de los temas más recurrentes al hablar de esta generación es la vivienda.
El chiste fácil es que el millenial vive con los papás ya entrados en los 30’s. Pero detrás de esa mascada de chistes hirientes se esconde una realidad muy grave: según datos del INEGI, en 2018; sólo 4.4% de los millenials ganan arriba de los 12 mil pesos mensuales. Por cómo se han configurado los derechos laborales y cómo proliferan los trabajos de freelance donde no existe una verdadera certeza laboral, el 60% de los millenials prefieren rentar a emprender una aventura crediticia y comprar una casa.
Rentar o comprar tienen sus pros y sus contras, es cuestión de analizar bien tu situación financiera, tu seguridad laboral y sobre todo qué prioridades tienes.
¿Rentar o comprar?
- Rentar es como un tema tabú
Seguramente tus papás, tus tíos y tus jefes te habrán dicho “La mejor inversión es comprar tu propia casa”. Y probablemente en otros tiempos hubieran tenido razón. Pero en estos, eso no es una verdad tan clara como parece. Rentar puede ser una buena opción en los primeros años para que no se te haga tan difícil llegar a fin de mes, además de que ofrece un catálogo de posibilidades que se ajusta mejor a lo que quieres en estos años de juventud. Rentar no es malo pues te da la libertad de seguirte moviendo.
- Tener un ojo en la prensa económica y política
En algún punto de tu vida habrás leído o escuchado de los ciclos económicos. La última gran recesión ocurrió en 2008 y varios especialistas apuntan que estamos cerca de otra. La crisis de 2008 la desencadenó el mercado inmobiliario. Casos como España o USA se colapsaron porque la gente compraba casas con créditos altísimos y cuando llegó la recesión,el valor de esas casas se desplomó trágicamente. Si bien en México esa crisis no pegó tanto, es un tema a tener en cuenta a la hora de pensar si quieres comprar tu casita. La burbuja inmobiliaria de 2009 a la fecha ha seguido creciendo y el valor de las casas ha aumentado de 4% hasta 9% anualmente. Si los análisis son correctos, quizá haya que esperar un poco antes de adquirir una casa que pagarías 2 o más veces su valor.
- Según tus posibilidades
Parece de perogrullo, pero es el consejo más útil de todos para saber si rentar o comprar: vive según tus posibilidades. El contraer deudas y créditos muy fuertes es algo muy difícil en esta economía, sobre todo si el mercado laboral sigue siendo tan inestable como se presenta. Trata de ahorrar, sea rentando primero o para un enganche alto en el caso de que te hayas decidido a comprar vivienda.
- Prioridades
Analizar si eres soltero, casado, comprometido, si tienes hijos; si tu trabajo es estable, si tienes en mente irte de tu ciudad. Todas esas son variables a analizar, estudiar y jerarquizar a la hora de decidir emprender esta decisión. Tú sabrás mejor que nadie qué es lo que te mueve, cuáles son tus objetivos y qué es lo que mejor se te acomoda.
